    Bimtrack Engineering Services Pvt. Ltd is an Indian owned and operated company based in Noida. We  provide Drafting, Coordination services, specialized in HVAC (Heat Ventilation and Air-conditioning). We provide engineering design solutions to our client’s business requirements. 

    Our Core staff has individual HVAC services and coordination experience ranging from 5-15 years as per Standards. Our experienced team constantly exchange ideas, methods and processes, ensuring to produce Error Free and  Cost Effective Drawings from LOD 200 to LOD 500.

    Our project team includes experienced BIM Managers, BIM Modelers capable to perform complex tasks as per requirement. We constantly evolve ourselves in new and emerging domains in order to deliver  safer, robust and cost efficient solutions.

    Our Services

     

    • HVAC BIM Modelling (LOD200-LOD500) -  

    We deliver end-to-end HVAC BIM modelling services across LOD 200 to LOD 500, providing accurate and fully coordinated 3D models that support the complete project lifecycle—from early design development through construction, fabrication, and facility management.

    Our models accurately represent all HVAC systems and components, including ductwork, pipework, plant and equipment, supports, and associated accessories, developed in accordance with project specifications, relevant Australian Standards, and approved design documentation. Each level of development is aligned to project requirements, supporting effective design coordination, clash detection, shop drawing preparation, fabrication detailing, and as-built model delivery.

    We work closely with Project Managers and site teams throughout the delivery process to ensure model outputs are practical, buildable, and aligned with construction sequencing and site conditions. By maintaining a high level of accuracy in geometry, system connectivity, and asset information, our HVAC BIM models enable efficient multidisciplinary coordination, minimize construction risk, improve installation outcomes, and support a smooth handover for ongoing building operations and maintenance.

    • Coordination and Clash Detection -  

    We provide comprehensive HVAC coordination and clash detection services to ensure seamless integration of HVAC systems with architectural, structural, and other MEP disciplines. Through structured model coordination, we identify spatial conflicts, access and clearance requirements, and interface constraints early in the design and documentation stages.

    Using established BIM coordination tools and disciplined workflows, clashes are reviewed, prioritized, and resolved in collaboration with design consultants, project managers, and site teams prior to construction. This proactive approach reduces on-site conflicts, minimizes rework and delays, and supports efficient installation and programme certainty.

    Our coordination process focuses on constructability and buildability, while maintaining design intent and compliance with project standards. This contributes to a smoother construction sequence, improved coordination outcomes, and overall project delivery efficiency.

    • Third Party Coordination -  

    We provide structured third-party coordination services to support the effective integration of architectural, structural, and MEP disciplines, along with specialist consultants, vendors, and subcontractors engaged on the project.

    Our team manages interfaces between the primary design models and third-party inputs, confirming spatial allowances, system interfaces, and overall buildability. All integrated models are reviewed and validated against the approved BIM Execution Plan (BEP), including compliance with agreed model structure, levels, coordinates, naming conventions, and information requirements.

    Through established BIM coordination workflows, potential design conflicts, interface gaps, and scope overlaps are identified and addressed at an early stage. This approach promotes design consistency, adherence to project standards, and effective collaboration across all stakeholders, reducing on-site issues and supporting efficient and coordinated project delivery.

    • Documentation and Shop Drawings -  

    We prepare comprehensive mechanical documentation and shop drawings directly from fully coordinated BIM models, ensuring a high level of accuracy, consistency, and constructability. Our deliverables include cover sheets and legends, detailed drawings, floor plan layouts, sections, schedules, riser diagrams, reflected ceiling plans (RCP), builder’s work drawings, and schematics, clearly illustrating system routing, equipment details, supports, and installation requirements.

    All drawings and schedules are developed in strict accordance with approved BIM models, client standards, and project specifications, ensuring alignment with actual site conditions and construction sequencing. By generating documentation directly from the BIM environment, we minimize discrepancies, reduce rework, and support efficient on-site execution while maintaining a high standard of installation quality.

    • Quantity Extraction -  

    We provide accurate and reliable quantity extraction services directly from fully coordinated BIM models, enabling precise material take-offs and informed cost planning. All quantities are derived from verified model geometry and validated system data, ensuring full alignment with approved designs, specifications, and project requirements.

    Our scope covers quantity extraction for ductwork, piping, fittings, equipment, insulation, accessories, and supports, developed in accordance with the specified Level of Development (LOD). The extracted quantities support BOQ preparation, cost estimation, procurement planning, and construction scheduling, significantly reducing the risk of errors and inconsistencies associated with conventional take-off methods.

    By utilizing BIM-based quantity extraction, we deliver transparent, and up-to-date quantity data, allowing project stakeholders to efficiently manage design changes, improve cost certainty, and maintain effective control throughout the project lifecycle.

    • Facility Management and Cobie Data Integration -  

    COBie (Construction Operations Building Information Exchange) is an internationally recognized data standard that facilitates the structured handover of asset and facility information from BIM models to Facility Management (FM) systems at project completion.

    Rather than relying solely on drawings or complex 3D models, COBie ensures that essential operational and maintenance data is captured, verified, and delivered in a consistent, digital, and easily searchable format. This enables facility owners and operators to efficiently manage building assets, support ongoing maintenance activities, and integrate asset information directly into CAFM or CMMS platforms from day one of operation.
